Online Application + Digital Process (Colorado)
Applying for a mortgage shouldn’t feel like mailing paperwork into a black hole. Our digital process is designed to be simple, secure, and fast, while keeping a real human involved when it matters. From the moment you click “Apply” to eClose (where available), you’ll know exactly what’s happening, what we need, and what comes next.
Think of this as your screen-by-screen roadmap.
What to expect when you apply online
The online application is the starting point, not the whole experience. Here’s how the digital flow works from beginning to end:
Apply → Upload → Review → Updates → Close
Step 1: Create an Account and Apply
You’ll enter basic information about income, assets, employment, and the property (if you’ve found one). The application is designed to guide you through it, not overwhelm you. If you’re unsure about a field, you can leave a note; we’ll clarify during review.
As soon as you submit, we receive a notification and begin the intake process.
Step 2: Upload documents securely
After applying, you’ll receive access to a secure document portal. This is where you upload:
- ID (front)
- Pay stubs and W-2s (or 1099s, K1s, tax returns if self-employed)
- Bank statements (all pages)
- Any additional supporting documents
You can upload these from your phone or desktop. PDFs are best and clear photos if only a page or 2. If something is missing, we’ll tell you specifically what we need; no vague “please resend.”
Step 3: Credit review & underwriting
Once your file is complete, we pull credit (with your authorization). Depending on where you are in the process, this could be a hard pull or a soft pull. Once we have credit, we run desktop underwriting (AUS). This allows us to:
- Confirm your eligibility
- Identify conditions early
- Structure the loan properly
- Issue a clean pre-approval letter
If something needs explanation (a deposit, a job change, a previous late payment), we’ll provide a simple template to make it easy.
Step 4: Pre-approval & next steps
With complete documentation, most pre-approvals are issued within 4 business hours. You’ll receive:
- A pre-approval letter
- A payment breakdown
- Estimated cash-to-close
- Clear next steps
If you’re shopping, we can revise letters quickly, even during evenings and weekends.
Step 5: Digital updates & closing
Once you’re under contract, you’ll receive updates as your loan moves through:
- Appraisal ordered
- Conditional approval
- Conditions cleared
- Clear to close
Where available, we offer hybrid eClose or remote online notarization (RON). That means fewer in-person signatures and a faster, smoother closing experience. If your county requires a traditional closing, we coordinate that seamlessly. Refinances may be done remotely. Purchases still require an in-person notary, but we can send one to you if it helps.
Security & privacy (how your data is protected)
Mortgage applications contain sensitive information. Our digital platform uses:
- Encrypted data transmission
- Secure document portals
- Multi-factor authentication
- Strict access controls
Your information is never shared without authorization and is handled according to federal privacy and compliance standards.
If you ever prefer to speak live instead of typing online, we’re happy to walk through sections together.
When a human steps in
Digital doesn’t mean robotic. Here’s where we personally step in:
- Reviewing your income and assets
- Interpreting underwriting findings
- Explaining payment options
- Revising strategy before an offer
- Coordinating appraisal and closing timing
Technology handles speed. We handle strategy.
Hybrid closings & remote options
Depending on the state and county, you may be able to sign most documents electronically and complete only a few in person, or even close remotely.
We’ll explain:
- What can be signed electronically
- What requires notarization
- How funds are wired
- What to bring on closing day
If you’re relocating or buying out of state, digital tools become even more valuable.
Common hiccups (and easy fixes)
Most online issues are small and fixable:
- Blurry bank statements: It’s best to download a PDF directly from your bank vs scanning or taking photos.
- Missing pages: Include every page, even blank ones.
- Credit freeze: Lift it before we pull credit.
- Large deposits: Provide a short explanation and source documentation.
We’ll tell you exactly what’s needed, so you’re not guessing.

Common questions
Does applying online hurt my credit?
No. Simply starting an application does not impact your score. Credit is pulled only with your authorization. Mortgage inquiries within a short window are typically treated as a single inquiry group for scoring.
Can co-borrowers apply separately?
Yes. Co-borrowers can complete their sections individually or jointly through the same secure portal.
What if I get stuck during the application?
Call or text us. We can walk through any section together in real time.
How we make digital feel personal
The goal of our online process isn’t to replace conversation; it’s to remove friction. You get speed, security, and transparency, plus real guidance when decisions matter.
If you’re ready to see how simple the process can be, click Apply or Request a Quote. We’ll meet you on the other side of the screen and guide you all the way to closing.
